Wonderful hotel: big, clean and designed rooms with a terrasse where you can chill out. The hotel is situed at walking distance of the most famous temples of Chang Mai, restaurants, bars and the night market (20mins by foot). The personnel is really nice and just want to make your stay as convinient as possible. You can book tours for a good price at the hotel. The breakfast is not included and you have to pay in cash (no credit card facilities in the hotel). I really loved this hotel and I was really surprised and disappointed it was not referred in lonely planet or other touristic guide.

We loved the hotel from the very beginning. We stayed there for 5 nights, the price was very fair and the owner tried to cover all our wishes. The room was clean, we got free laundry, the wifi worked and everything was properly working. The owner was really lovely, the hotel is a 5 min walk from the city wall, all conviniences are within minutes walk. We will definetly come back. We also received from her the lantern for loi krathong. Superb friendlyness!!!!
School in the surrounding may wake you up at 5 to 8. Open- air showers need some better nets to prevent bugs to enter room. But that is something you anyway count with....

Great location, friendly host, spacious room, great street food nearby.
2 things brought the experience down a bit: the quality of the shower (head) and the noise from the neighbours, who where not particularly loud but could just be very easily heard. If you happen to arrive on a Sunday night, like us, try to get a map of the city beforehand and make sure the taxi driver doesn't drop you off at the beginning of the main street. Dragging suitcases through the throng of the evening market takes an hour! Otherwise, easily reachable.

The environment was gr8! They have a lovely courtyard and some cute kitties (Koko and her kids). The hostess was so nice and kind, it felt like home.
Based in the middle of Moung, Chiang Mai, the location is excellent as you can easily reach the wats in Moung.They have a lovely backyard and some cute kitties (Koko and her kids). Inside the room, they provide comfort beds and a super gr8 bathroom with natural light. The hostess was so nice and kind, she provides lots of good advices about restaurants and spa. Moreover, they provide luggage service on the day you leave, in a room you can take rest and use toilet.

The location is perfect, near almost everything. It is sooo close to the sunday walking night market in Chiang, the market is right there when u walk out of the hotel. The owners are also very friendly, hope us chose the best to Bangkok. Ps: the cats of the owners are also very cute ^^

Clever use of space creates an open feel to this small guesthouse tucked into the heart of Chang Mai. The manageress was particularly helpful in securing bike hire, bus tickets and offering good information and demonstrated what saddlyvso few Thai's seem to understand, which is that it is good service that counts, which spreads the word and keeps people coming back.

Beautiful property, nice clean rooms, comfortable bed, good location, and very friendly staff.
The internet was a little spotty, and there is a school next door but it will only bother you if you sleep in (past 8:30 or so)

The host was very friendly and attentive. The design of the inn and the room were like a little retreat in oasis. For the cat lover, koko palm has many cute cats belonging to the owner, they were all very friendly. Location is very convenient and close to all attractions, massage places and restaurants.
It's right next to a kindergarten so it may be a bit noisy to some people. The bed was a bit soft for my preference. Internet was a bit slower.

Everything just perfact and we like very much this smalll but lovely hotel. Since we were not sure about the hotel at the beginning so we just booked only one night by booking. Com, but we felt in love with the hotel and stayed 10days finally. Location was perfect to explore city and enjoy sunday market, also there are several good massage shops, good restaurants and cafes around the hotel within walking distance, so extreamly convenient. The room is very cosy, comfortable and clean, drinking water in the bottle is offered everyday, little garden in front of the rooms is lovely too. But among several merit of this hotel, what we like the most is the lady who is the owner of the hotel. She is really really nice person, generous and kind, and always ready to help the guest with smile. She helped us a lot and a lot not only offering useful information about the city but also caring us sincerely by heart, so we appreciate her very much for everything. We recommand this hotel to everyone who visit chiangmai, and we will absolutely re-visit again!!!!
Nothing but the noise from the school in the morning aroun 8-9. But finally we enjoyed this too, regarding it as our morning alarm.
